Seal coating is the key to a successful pavement maintenance program. Left untreated, asphalt pavement will deteriorate rapidly. Sealing replenishes the asphalt binders and provides protection against further damage and deterioration. Sealing helps keep gasoline, oil and various fluids from penetrating the asphalt. Sealing also restores that "black as midnight" color to asphalt improving the look and quality of your property. We recommend a two coat application to new asphalt after it has cured 10 to 12 months. We then recommend a 1 coat application every other year thereafter.

Crack Sealing seals out damaging moisture that can erode base materials. It is important to fill the cracks as they start to appear. In time these areas will start to look like alligatored or shattered areas in the pavement and it becomes harder to get the product in these areas. Once the area has reached this level of deterioration, more extensive and costly repairs will soon be needed.

When damaged areas of the pavement have developed into a hole that has reached to the limestone base we suggest a cut-out patch. These areas must be cut out with a saw, excavated, re-based and new asphalt put back in. Areas that have reached the point that crack sealer is no longer effective are also recommended for cut out patch as well. We don’t usually recommend this to be done on small driveways because of the high cost. It is more cost effective to replace the asphalt.
Not all damaged and wore out driveways need to be replaced. We can do what is called a resurface or overlay. When the underlying base is still good, a second layer of asphalt can be applied. First step is to level all low areas, if required. A 2" layer of asphalt is applied and compacted with a mechanical roller to 1 ½". Resurfaced driveways can last as long as a new driveway. It is important to begin and maintain your new driveway with sealant the following year and thereafter.
When resurfacing is no longer an option, the next solution to a deteriorating driveway is replacement. Asphalt is removed; new stone base material is applied and 2 ½’ of asphalt is rolled and compacted to 2". It is important to begin and maintain your new driveway with sealant the following year and thereafter.
Many homeowners need to add to their existing driveways. This requires excavation approximately 8" deep, 6" of stone base material, and 2 ½" of asphalt rolled and compacted to 2". Ultimately, there will be a somewhat noticeable seam between the two, but it can be minimized. It is important to begin and maintain your new asphalt with sealant the following year and thereafter.
Homeowners with gravel driveways will choose to pave them. Gravel driveways already have a base in place but will need additional stone base material added before paving. The stone base is graded and compacted. 2 ½" of asphalt is applied, rolled and compacted to 2". It is important to begin and maintain your new driveway with sealant the following year and thereafter
